Master Turnover Guide

The 5-star magic of The Antler House starts the second a guest arrives—and that experience is created by you. This protocol is your simple roadmap to eliminate guesswork, master the high-touch details, and set you up for success. Thank you for your hard work and the pride you take in this home!

How to Use This Guide:

  1. Follow Assigned Scope: Complete the required phases for today’s turnover.

2. Submit the 60-Second Form: Fill out the quick sign-out link below.

3. Photos: Text your final Bed, Bath, and Living Room images to 604-819-5291 before lockup.

Invoices are approved and paid upon receipt of your completion photos and final invoice.

Phase 1: Entry, Damage Check, Laundry & Prep

Air Out House & Doormats

Open windows to air out the home during the clean. Take the front doormat outside to shake and air out.

Initial Walkthrough & Damage Check

Perform a brief scan of all rooms for pre-existing damage, missing items, or maintenance needs. Kindly report any issues via photo before starting.

High-Value Lost & Found Protocol

If a guest leaves behind an item of value (jewelry, electronics, expensive jackets, high-end body care/toiletries, personal items), do not discard it or take it home. Take a photo immediately and message 604-819-5291 directly so we can arrange to return it to the guest.

Chair Preparation & Hair Removal

Carefully place dining and kitchen chairs onto the table. Wipe away hair, lint, or debris from chair legs and felt pads.

Linen Removal (Off-Site Laundry)

Strip all bed sheets, pillowcases, and duvet covers. Inspect mattress protectors for spots. Bag all dirty linens for off-site transportation.

Washer & Dryer Check

Open the washer and dryer to check for any forgotten items inside. Clean out the dryer lint tray completely.

Fabric Stain Pre-Soak

If stains are visible on linens, towels, or soft furnishings, pre-treat immediately using Folex.

Dishwasher & Keurig Check

Check dishwasher—unload clean dishes completely into cabinet homes.

Check Keurig coffee machine—clear out used pods and wipe the machine down.

Waste & Compost Sanitation

Empty all trash, recycling, and compost bins. Wash and sanitize the interior of all bins using OdoBan, allow to air dry completely, and line with fresh bags.

Pre-Soak Soaking Routine

Drop an Unscented Company cleaning tab into each toilet bowl to soak.

Spray bathtub and shower walls with a Blue Dawn + Vinegar solution to break down buildup.

[DEEP CLEAN ★] Place range hood mesh grease filters into the dishwasher.

Phase 2: Restock & Material Supply

Coffee Station Restock

Fill the water reservoir for the coffee maker; verify coffee pods/supplies and sugar canisters are 100% full.

Top Drawer Setup

Set out fresh dish cloths, a fresh sponge, a scrubber, dishwasher tabs, and clean folded tea towels neatly in the top drawer next to sink.

Kitchen Soaps & Essentials

Completely fill/top up dish soap and hand soap dispensers. Top up salt, pepper, and olive oil (wiping the bottle neck clean).

Bathroom Amenity Restock

Wipe all amenity bottles with OdoBan.

Set out fresh Dove body soap in the bathrooms.

Fully top up shampoo, conditioner, hand soap, and toilet paper stock (1 fresh roll on holder + 2 backup rolls in vanity).

Bath & Towel Presentation Standard

Towel Placement & Hanging: Hang fresh bath towels and hand towels completely straight, centered, and crisp on designated bars, rings, and hooks.

Fold Quality Check: Ensure all raw towel edges and seams are tucked inwards for a clean, hotel-grade edge facing outwards.

Lint Pass: Give hanging towels a final quick pass or roll to ensure zero stray lint or dark fibers are visible.

En Suite Bathroom:

  • Main Towel Rack: Hang 4 bath towels with 2 hand towels draped over them.
  • Hand Towel Rack: Hang 1 hand towel.
  • Over the Tub Edge: Drape 1 foot towel neatly over the tub edge, with 2 face cloths rolled up and placed on top of it.
  • Wooden Tub shelf: Place 1 small bag of Harrison Lavender bath salts neatly on the little wooden bench.

Main Bathroom:

  • Main Towel Rack: Hang 2 bath towels with 2 hand towels draped over them.
  • Over the Tub Edge: Drape 1 foot towel neatly over the tub edge, with 2 face cloths rolled up and placed on top of it.

Powder Room:

  • Hand Towel Rack: Hang 1 hand towel.

Phase 3: Bathrooms & Sanctuary Clean

Mirrors & Glass

Clean mirrors and glass doors using Norwex/specialty glass cloths with water ONLY (avoid paper towels).

[DEEP CLEAN ] Vent Grilles

Vacuum dust and lint from exhaust fan covers.

Vanities & Sinks

Scrub sink basins, clean vanity tops, and polish chrome faucets dry.

Bathtub & Shower

Scrub pre-soaked surfaces, rinse thoroughly, and polish chrome fixtures to a mirror shine.

Toilets

Scrub the interior bowl; wipe the entire exterior porcelain body, lid, seat, and floor base.

Baseboards & Floors (Mandatory Every Clean)

Baseboards & Floors (Mandatory Every Clean): Vacuum baseboard joints, vacuum bath mats/floors, and joy mop hard flooring thoroughly with minimal moisture.

Phase 4: Living Room, Bedrooms & Bed Presentation

Living Room & Media Area

Dust shelves, wall art, media consoles, window sills, and window glass.

Couch & 2 Armchairs (De-Shedding)

Remove cushions from the single main couch and two armchairs. Deep vacuum internal frames, side crevices, lower deck, and all sides of cushions before reassembling.

Bedroom Dusting

Dust light fixtures, ceiling fans, nightstands, dressers, picture frames, and headboards.

Floor Care (Mandatory Every Clean)

Deep vacuum all carpets, rugs, and hard floors (including accessible areas under bed edges). Damp-mop laminate flooring last.

Bed Presentation Standard

Sheets: Pull fitted sheets taut. Tuck top sheets smoothly along sides and foot with crisp hospital corners.

Duvet (DO NOT TUCK IN): Leave the duvet un-tucked, smooth, open, and poofy. Ensure it hangs evenly on all sides to cover the bed frame and box spring completely.

Pillows & Accents: Lay sleeping pillows flat. Place accent pillows neatly in front, and lay the bed runner smoothly across the foot of the bed. (Pictures Pending)

Mandatory Lint Roll: Perform a final pass over sheets, duvets, and pillows with a sticky lint roller to guarantee zero stray hairs or lint.

Touchpoint Cleaning (Magic Eraser)

Door handles, door frames, thermostats, and light switch plates. Use Magic Eraser to remove smudges or scuffs.

[DEEP CLEAN ] Universal Details

Scrub sliding window tracks and frames.

Vacuum baseboards, wall, and ceiling HVAC vents.

Wipe individual blind slats and hand-wipe hallway baseboards.

Phase 5: The Final Primp, Exterior Sweep & Guest Reset

Dining Reset

Return dining chairs to the clean floor and wipe down the tabletop.

Entry Mat

Bring the aired-out doormat back inside and align it neatly at the entry, vacuum well.

The Final Guest Primp

Set out the welcome card, cookies, cider, pamphlets, guidebooks, and amenities neatly in the staging area.

Front Entrance Sweep

Sweep the front entryway and patio floor, wipe the front exterior door and handle, clear cobwebs around light fixtures, and polish door glass until spotless.

Phase 6: Outdoor Property & Landscape Reset

BBQ & Propane Setup

Scrub grill grates, clean out the drip tray, and wipe down exterior stainless surfaces.

Verify propane levels for BBQ and fire pit.

Patio Furniture Care

Wipe down outdoor tables, chairs, and armrests. Brush or vacuum patio cushions.

Deck Power Blow

Use a leaf blower or broom to clear the back deck, patio, and walkways of leaves and debris.

Exterior Perimeter Sweep

Clear cobwebs from eaves, window corners, and exterior lights. Hose or squeegee main deck exterior glass and patio sliders.

Phase 7: Dual Inspection Protocol

Cleaner Self-Check (10–15 Minutes)

Lift toilet seats to confirm porcelain and bases are spotless.

Verify all faucets, glass, and mirrors are dry and streak-free.

Check bed linens and couch crevices under bright light for stray hair.

Scan cabinet fronts and laminate floors for sticky spots.

Ensure doors are locked and lights turned off upon exit.

Complete Daily Turn-Over Sign Out

Owner / Manager Quality Control Walkthrough

Prior to every guest arrival, an Owner or Quality Control Manager conducts a final 10–15 minute property audit.

This walkthrough ensures high-touch details, staging standards, and guest amenities are 100% verified before guest check-in.

Ongoing Feedback Loop

Feedback and visual notes from the audit may be shared directly with the turnover team following check-in.
